I’m a Florida real estate broker with nearly four decades of continuous experience in the Amelia Island and Nassau County market. I work with both buyers and sellers, with a practice intentionally structured around personal attention, clear advice, and long-term trust rather than transaction volume.

I’ve been licensed since 1987 and have operated through multiple market cycles—as a broker, brokerage owner, mortgage broker, and contractor—which gives my clients perspective that goes far beyond today’s listing conditions or pricing trends. I understand not only how properties are marketed and negotiated, but how they are financed, built, regulated, and affected by local policy decisions over time  .

My approach is shaped by deep local roots. I’ve lived and worked in Fernandina Beach for decades and have been directly involved in local government, economic development, and civic organizations, including service on city commission, time as mayor, and current involvement with county-level boards. That experience gives my clients insight into zoning, development pressures, infrastructure decisions, and political realities that materially affect property values and quality of life—but are rarely discussed in a real estate transaction  .

I work closely with buyers who want honest valuation, careful due diligence, and clear explanations of risk and opportunity. I also represent sellers who value realistic pricing, thoughtful positioning, and a broker who understands how serious buyers think. In both cases, I focus on strategy, not hype.

In addition to my brokerage work, I run and moderate one of the largest locals-only social media groups in the area. That role gives me daily, real-time exposure to resident concerns, development debates, and community sentiment—insight that helps my clients better understand the place they’re buying into or selling within.

Clients who work with me tend to value straight answers, patience, and experience. I keep my practice deliberately small so I can spend time on each transaction and remain directly involved from start to finish.
