Rarity of Water and Proximity

Waterfront is an unusual commodity.  Distance for a dock, depth of water, direction, no wake zones, distance to marinas or gas, and even location on or off a high traffic area, all change pricing or desirability.  Some properties have a little…and a handful have it all.

I’ve been selling property in Northeast Florida for the last 30 years and, in that time, this property has the best view and greatest privacy I can remember.  With around 1800 feet on the water and a relatively short ride to the intracoastal or St. Mary’s Inlet, the location is excellent for a boater.  I can see a true estate on this site or several large waterfront estates.  In a perfect world, I would love to see the parcel go to one owner.

In 2006, the property owner considered a subdivision of waterfront estates.  Now, I think the buyer may actually be a single occupant.  With listings like Sandpenny Island immediately across Lanceford Creek and Craney Island behind the Fernandina Airport, buyers are suddenly appearing in price ranges we simply did not see in 2006.
